A range of electrical survey options are available depending on your requirements:

All electrical testing is carried out using only top quality correctly calibrated equipment.
Periodic Inspection Report (PIR)
The purpose for periodic inspection and testing can be summarised from IEE Guidance Note 3 as follows:
- to protect against the effects of electric shock and burns;
- to protect against damage to property by fire and heat;
- to confirm that the elctrical installation is not damaged or deteriorated so as to impair safety;
- to identify installation defects and non-compliances with the Regulations which may give rise to danger.
Some other reasons that may require you to have a periodic inspection of your electrical installation could be for example that:
- your insurance company or mortgage lender requires you to do so;
- there has been a change of occupancy or change of use of the premises;
- there has been a change in the electrical loading of the installation;
- you suspect that damage may have been caused to the installation.
What is involved?
A Periodic Inspection of an electrical installation requires that a visual inspection is initially carried out. This will require some partial dismantling, for example to look at socket and switch connections. This usually requires about 10% of fixtures to be examined internally, but this amount may need to be increased to 100% in some cases. A very common place to find faults (especially in older installations) is in the lighting circuits. BK Electrical Services usually inspects 90-100% of light fittings for this reason.
The second phase involves the electrical testing of the installation. This will involve disconnecting the power for the duration of the tests. It will also involve dismantling the fuse box (consumer unit) in order to perform the tests. This is the most time consuming phase of the PIR.
What do you get?
What you will get is a written report containing the following sections:
- a description of the extent of the work, including parts of the installation inspected and details of what the inspection and testing covered;
- any limitations which may have been imposed during the inspection and testing of the installation;
- details of any damage, deterioration, defects and dangerous conditions and any non-compliance with BS7671 which may give rise to danger;
- schedule of inspections;
- shedule of test results.
Electrical Fault Diagnosis
You may be experiencing a persistent fault, for example when a certain combination of light switches are on, or perhaps whenever you switch on the cooker or shower. Whatever the problem, BK Electrical Services will locate the fault and advise on what is required to fix it.
Portable Appliance Testing
Sometimes what looks like a fault with your fixed wiring installation can actually be caused by a faulty appliance that is plugged into it. BK Electrical Services offers a Portable Appliance Testing service that will varify the electrical safety of your domestic appliances. This service could be of interest to landlords that provide portable or moveable equipment as part of their rental property (e.g. kettles; fridges; electric cookers etc.). BK Electrical Services also offers a commercial PAT testing service.
